Guest Damage Claims on a Tempe Rental: What Actually Gets Paid
AirCover is not a security deposit and the cleaning fee is not damage cover. What the platforms actually require, and the window that closes faster than hosts expect.
Two beliefs cost Tempe hosts more money than any guest does. The first is that the platform holds a security deposit that can be drawn on. The second is that the cleaning fee somehow covers damage. Neither is true on Airbnb, and a claim filed on those assumptions tends to fail on process rather than merit.
The window is shorter than it sounds
Airbnb requires damage to be reported through the Resolution Center before your next guest checks in, or within 14 days of checkout, whichever comes first. On a property running back-to-back stays during an ASU weekend, that first condition can mean a few hours. The practical consequence is that the claim decision has to be made by whoever is standing in the unit, not by an owner reviewing photographs three days later.
Vrbo runs its own timelines and its damage protection products differ. Hosts listing on both should stop assuming the processes mirror each other; they do not.
What AirCover does and does not do
Host damage protection responds to guest-caused damage to your property and belongings. It is not insurance, it is a platform program with conditions, and the exclusion that catches people is ordinary wear and tear. A rug that has thinned across a season is wear. A rug with a burn in it is damage. The distinction is decided on evidence, and evidence is where most Tempe claims fall apart rather than on the rule itself.
Evidence that actually holds up
- Timestamped before-and-after photos of the same angle. A photo of a stain proves a stain exists. A matching photo from the previous turnover proves when it arrived.
- The cleaner's report, filed the same day. A dated note from the person who found it is worth more than the owner's recollection later.
- A repair quote or receipt. Estimates of what something "should" cost get discounted; invoices do not.
- Message history. Raise it with the guest through the platform, not by text. Off-platform conversations are invisible to the people deciding your claim.
Why the turnover crew is the whole system
Damage gets found during cleaning or it does not get found in time. That means the crew needs to know what counts, needs to photograph before touching anything, and needs a way to flag it inside the hour rather than at the end of a route. A cleaner who scrubs a stain out before photographing it has, with the best intentions, destroyed the claim.

What to do before you file
Decide whether the amount justifies the relationship cost. A claim against a guest who will leave a retaliatory review over a forty-dollar item is rarely worth it, and platforms notice hosts who file constantly. Save the process for damage that genuinely changes the value of the unit, document that properly, and accept small losses as a cost of operating.
Prevention that pays for itself in Tempe
Most damage here is predictable: pool and patio furniture in summer heat, sand and water tracked in from the lake, scorched cookware, and furniture dragged on tile. Protective pads, a clear outdoor-furniture rule in the house manual, and a documented condition baseline at the start of each season prevent more loss than any claim recovers.
Deposits you can actually hold
Direct bookings are the one channel where a real security deposit is available to you, taken through your own booking system with terms you set. Some hosts run a damage waiver product instead — a small non-refundable fee per stay that covers accidental damage up to a limit — which converts an awkward conversation at checkout into a line on the booking.
